Asset maintenance is the practice of holding every thing you are responsible for as a record with a due date and a history. It sounds administrative and it is the foundation everything else rests on, because an interval attached to an asset that no longer exists is worse than no interval at all: it consumes attention and produces confidence in a plan that is partly fictional.
The list before the schedule
Asset maintenance management begins with deciding what counts as an asset, and the decision is less obvious than it looks. Too granular and you produce thousands of records nobody maintains; too coarse and you cannot tell which pump failed. The workable rule is that something is an asset if you would ever want its history separately from its neighbour's. Applying that consistently across a site takes a day and saves years of ambiguity.
Criticality drives the asset maintenance strategy
Not every asset deserves the same attention, and an asset maintenance strategy is mostly a sorting exercise: what does it cost when this stops, how likely is that, and can we tell in advance. The output is a small number of tiers with different treatment, not a per-asset plan. Sites that skip the sorting end up with either a schedule so heavy nobody completes it or one so light it catches nothing, and both look identical in a compliance report.
What an asset maintenance system has to hold
Beyond the identity of each asset: its location, its criticality tier, its intervals with their basis, its completed work with findings, and its documents. Asset and maintenance management software and maintenance asset management software are the same category under different word order, and the same questions apply to both, can you correct the list easily, does history survive an asset being retired, and does everything come out on export. Products differ far more on those three than on their feature lists.
